With more and more homes being converted to inlaw or income suites in the basement of a home, it is important to know the environment you are living in.

 

This is also the case with finished basement or home offices in basement areas.

 

Buying a property can be exciting, momentous, and meaningful. But it can also be stressful - especially if you're not comfortable with not knowing the indoor environment you are moving into. Radon Gas is found in all homes and places of business in Canada. The only way to know the levelsof Radon Gas in the home is to test. Radon is a radioactive gas that is odourless, tasteless, and invisible. Radon is measured in Becquerels/meter cubed (Bq/m3). a Becquerel is a scientific term used to describe one radioactive decay per second. 200 Bq/m3 means that there are 200 radioactive Radon particles decaying every second in every cubic meter of air in the space you are living in.

The allowable limit of Radon Gas by Health Canada is 200 Bq/m3. Most countries in the world the limit is 100 Bq/m3. Once reaching the Health Canada guideline the recomendation is to mitigate the issue. The most common way to mitigat is to complete a sub-slab system, which takes the Radon Gas away from the soils under the basement floor and power vent to the exterior of the home. This is completed in already constructed homes from years past. New construction in some cases rough in systems are in place.

 

Radon Gas is a Tarion Home Warranty issue. If your home is 7 years or less of age, and the home testes above 200 Bq/m3 the home owner can have the mitigation completed. At this point the home is considered and unfit home.

A 90 day test must be completed by a certified Radon Gas contractor to qualify.

 

Radon is is a natural occuring substance found through out the world. It is created as part of the radio active decay chain where uranium progressevly decays into lead. Uranium can be found almost everywhere in soils, rocks, and water.  

If the home you are looking at purchasing does not have a Radon Mitigation system installed, Alder Creek can complete a short term test in the home before purchasing. 

 

If you use the basement area of a home as living or home office space testing for the levels of Radon Gas exposure becomes even more important. Alder Creek can complete tests to show the actual levels in this area.
